SETIT Contractor Participation, Acceptance and Withdrawal Agreement
Participation and qualifications A contractor must maintain all applicable licensing, registration, bonding, insurance, permissions and trade qualifications for each accepted project. The contractor is an independent construction provider, not a SETIT employee or construction subcontractor. The contractor is responsible for its workforce, permits, safety, code compliance, performance, warranties, change orders and required state notices.
Qualified acceptance The contractor accepts the homeowner's fixed posted project price and defined scope through the SETIT server-side process. The first qualified valid acceptance wins. Acceptance alone neither creates a fully signed homeowner–contractor construction agreement nor earns SETIT's fee. Contractor-specific lawful terms and statutory notices are provided in agreement formation before signatures.
Fee and contractor billing The one total SETIT fee is 10% of the agreed project price, included in that price. The homeowner's 1% posting payment is credited toward that 10% and toward the project price. After contractor-first and homeowner-second signatures on the same final agreement and verified successful receipt of initial construction funding by the contractor, SETIT earns the fee and invoices the contractor for the remaining 9%. The contractor, not the homeowner, owes that invoice. SETIT does not deduct the 9% from construction funds. Contractor invoice ACH processing cost is absorbed by SETIT.
Funding and payment records The contractor ordinarily receives construction payments directly from the homeowner and must accurately confirm successful initial funding to permit fee invoicing. Direct construction payments are allowed and are not, without more, fee circumvention. The contractor may not misstate funding status or hide payments to avoid an earned invoice. No automatic ACH debit is authorized merely by participation.
Withdrawal and homeowner reimbursement A contractor who withdraws without lawful justification after qualified acceptance must ensure the homeowner receives the reimbursement required by applicable law and the executed cancellation arrangement. If both signatures and successful initial project funding occurred, the earned SETIT fee remains owed by the contractor notwithstanding the withdrawal. SETIT does not impose a second platform fee. Protected cancellation rights remain effective.
Professional conduct and account termination Contractors must follow the SETIT Code of Conduct and must not use high-pressure sales tactics for additional projects or change orders. SETIT may terminate the contractor relationship at any time for cause or without cause, subject to applicable law. Confidentiality and previously accrued fee or reimbursement obligations continue after termination.
